Fertilizer has been used through the Pivot systems, and while no cotton has been planted here in the past three years, the soils and water capacity give strong production potential for a variety of crops.
Dryland & Pasture
In addition to the irrigated land, the property offers 142/- acres of dryland cultivation currently planted in wheat and 546/- acres of native pasture and grazing land. Cattle are supported with excellent water access, including:

Water Features & Wildlife
Natural water features set this place apart. The western boundary is lined by over a mile of Battle Creek, shaded with mature cottonwoods, plum thickets, Bermuda, and native grasses. This corridor provides excellent habitat for turkey, whitetail deer, mule deer, quail, and other wildlife. The southern edge of the property is bordered by the Red River, a year-round stream that brings natural beauty, live water for year around water for wildlife.
